Low cost yard curb appeal

(1) Cut the grass.
(2) Weed and remove broken or downed limbs and leaves.
(3) Rake up and remove all yard debris and composting piles to a town/city land fill or use them now. (Remember you don't want to be the house with the dump in the yard in any buyers eyes).
(4) Trim back vines and shrubs. Get rid of the lost in a jungle feel.
(5) Spread cedar mulch. (Don't use imitations or other mulches: hemlock smells like a skunk often when its wet, pine promotes bugs, plastic and rubber may be toxic, colored mulch often isn't bug resistant.
(6) Edge your flower beds, driveway and walkways.
)7) Clean out fountains, planters, and birdbaths. Replace clean water frequently.
(8) Remember to remove and neatly arrange all yard hoses and tools after use.
(9) Sell or give away everything in your tool supply your not taking with you or remove it to off property storage to create space. There's nothing worse than garage a car can't fit into or a shed that has things falling at you when you open the door. Buyers need to see the space they are buying. Don't try to hid or cover imperfections. Fix them or disclose them up front so that is part of the buyers offer and not a negotiation item that could cause your home form staying on deposit and have it come back on the market with a red flag to the next possible buyer. Please make sure all areas are accessible so people don't need to hunt for a key or need to return because you forgot that all areas need to be accessible.
(10) Clothes lines that are in use need to be painted or stained and have clean new clothes lines. Replace the clothes pin bag and put all clothes pins in the bag. If you need to leave laundry on the line make sure that clean towels and sheets are on the outside to give the buyer as neat of an appearance to the property as possible.
(11) Pools and swings need to be in good repair, clean and free of debris or removed prior to showings.
If the pool was lined or serviced leave that info for the buyer. Also leave all pool supplies for the buyer or get an estimate for removing it, if necessary.
(12) Store or sell no registered cars, motorcycles, or any unused items off site. Space equals money in the sellers pocket.
(13) Pick up after your pet. Nothing worse than smelly or stepped in pet droppings. Or worse, someone steps in them and tracks it all through your clean home and floors or worse causes the buyer to turn and leave without entering.
(13) Fill in the holes in the lawn, driveway, walkway, etc.. Don't want any one to trip or fall.
(14) Make the patio & grill neat and clean. Paint and replace covers or cushions as needed. If they don't support weight, remove them. Arrange the furniture so there is room left to use the yard or remove excess items to off site storage if your taking them or sell or donate them now.
